- Based upon the City Of Austin’s Water Distribution maps (G-14,15 and H-14,15) water is available on both the eastern and western boundaries. On the Western Boundary located parallel to the IH-35 right-of-way there is an existing 12-inch ductile iron water line. There are no service laterals nor fire hydrants located along the western boundary of the project site. Along the eastern property line; within the Bluff Springs Road right-of-way is an existing 16-inch concrete steel cylinder water line with multiple fire hydrants located on the project site boundary. Based on our past experience, the City of Austin Water Utility Department will require looping of these systems through the development parcel.

- Based on the City of Austin’s Wastewater Collection System Maps (G-14,15 and H-14,15) there is an existing 16-inch ductile iron wastewater main conveying effluent from south to north through the project site in an existing sanitary sewer easement. The sewer main then traverses the northern property line of the project site where it increases to a 24- inch reinforced concrete pipe conveyance main. The effluent is then carried eastward into the existing collection system located in the Bluff Springs Road right-of-way. By indication on the collection system maps, there are just two (2) existing wastewater manholes along the stretch of 24-inch sewer main located on the northern boundary.
