Old Coupland Inn & Dancehall Executive Summary
The Coupland Dancehall, Restaurant & Inn is more than 100 years old constructed in 1904 as the town center of Coupland. There are two physical wooden bars that are more than 120 years old with one built in Europe in 1887. The historical feel of building remains intact, with modern conveniences added for the comfort of the dancers, performers, and diners who enjoy fine music, good food, and good company. The dancehall has an excellent sound and light system and a sturdy wooden dance floor (one of the largest remaining in Texas). The dancehall can hold up to 1,100 people, but is typically furnished with long, wooden tables surrounding the dance floor and facing the stage. The Inn rooms were restored to their original bordello style in 2003/2004, and six of the eight rooms are available for rent on weekends at $80.00 per night. The restaurant features BBQ and cowboy cut steaks prepared in a wood/propane burning mesquite smoker. The restaurant & dancehall can accommodate 450 diners on one sitting, and the facility is available for private parties and film location shooting. A recent shoot provided $12,000 for a three day rental. There is an excellent opportunity to promote the Coupland Dancehall to event planners and caterers. The Travel Channel recently produced a segment on Texas Dancehalls that is expected to air in 2007.
The Business:
Coupland Inn & Dancehall generates significant revenues and significant free cash flow after accounting for the owner's salary and debt service. Detailed financials are available from the owner, upon execution of a confidentiality agreement. The Dancehall is open Friday and Saturday nights and the restaurant is open Thursday, Friday, and Saturday for dinner.
Private parties may be scheduled for any night of the week. Weddings, receptions, private parties, fund-raisers, and a full spectrum of holiday celebrations are regular events in both the dancehall and restaurant.
The present owner completed the restoration of the space above the restaurant as a six room bed and breakfast to further augment weekend revenue (two rooms remain to be finished out). There is additional revenue potential by completing the remaining two rooms, currently used as owner storage. The growth of Taylor and Hutto provide a new owner the opportunity to expand the days of operation to increase revenue from the restaurant. The business' prime revenue season lasts from October to May. There is additional opportunity to increase marketing efforts and increase the facility usage during the summer months. The Coupland Inn has an established wedding rental and catering business that is a strong revenue generator for the owner. The Coupland Dancehall has a team in place to assist with day-to-day operations for an investor to continue the operations immediately.

Location/Use:
Coupland, Texas is located approximately 30 miles northeast of Austin on Hwy 95 about halfway (nine miles) between Taylor and Elgin. The new toll way system provides excellent access from Austin. Travel time from Barton Creek Country Club (360/2244) takes approximately 35 minutes traveling on the Mopac toll way to SH 45 through Round Rock to US 130 and onward along Highway 79 to Taylor and HWY 95. Alternatively, from Austin you can access Coupland via US Hwy 290 east to Elgin and then head north on Texas Hwy 95 about 9 miles. From Round Rock take US Hwy 79 east to Taylor and head south on Texas Hwy 95 to Coupland (about 7 miles).
Many loyal fans enjoy annual outings and private parties at the Coupland Dancehall and restaurant. Coupland's location has historically attracted large groups of music fans from The University of Texas, Texas state government departments, Round Rockhome of Dell Computers, Texas A&M University, as well as music fans from throughout Central Texas from Houston to San Antonio to Kerrville to Waco.
Hutto, Texas approximately 10+ miles from Coupland is experiencing one of the largest growth rates in single family homes in the country and Texas. This increased population density makes for an excellent opportunity to expand your audience and patrons, but opens the opportunity to additional hours of operation during the week.

The Music:
The historic Coupland Dancehall attracts high quality bands that, in turn, attract music fans from all over Texas. Notables who have played the Dancehall Include Willie Nelson, Jerry Jeff Walker, Gary P Nunn, Johnny Bush, and Asleep at the Wheel. Pat Green recently filmed a video at the Coupland Dancehall, and the building is a popular recommended venue with the Texas Film Society.
